How do I install 1.3 while 1.2.1 is running?

How do I install 1.3 while 1.2.1 is running?
Never had this problem before ... if I double click new 1.3, 1.2.1 opens ... if I drag 1.3 to the App Folder or try to delete 1.2.1, it rejects the move because 1.2.1 is "in use" ... how do I make the swap?

Quit 1.2.1 from the menubar
